How this project went

The problem

A 1970s split-level in Burnaby had a wood-paneled rec room going unused. The owners wanted rental income without a full-scale excavation project.

What we did

The existing ceiling height and windows met code, so we focused the budget on a kitchenette, a new bathroom, in-suite laundry, fire separation, and the permit process with the City of Burnaby.

The result

A legal 1-bed suite at the lower end of the typical cost range, rented at $2,050/mo.
