How this project went

The problem

The owners had 900 sq ft of unfinished basement in a 1968 Vancouver Special. Low ceilings in one corner, one small window, and a shared electrical panel meant it could not be rented legally as it was.

What we did

We handled the development and building permits, cut a separate entrance, added egress windows, installed a kitchen and an electrical sub-panel, and soundproofed the ceiling. Every stage passed City of Vancouver inspection.

The result

A legal 2-bed suite rented at $2,300/mo within 2 weeks. The rent covers a large part of the owners' mortgage payment.
