How this project went

The problem

The lower level had moisture issues and only interior stair access. On a sloped lot, the owners suspected there was more value than the space showed.

What we did

We fixed drainage first, then cut a walk-out entrance on the downhill side. Two bedrooms with proper egress, a full kitchen, and ceiling soundproofing followed. All work was permitted with the District of North Vancouver.

The result

A dry, bright 2-bed garden-level suite rented at $2,400/mo, the top of the typical range for basement suites.
