How this project went

The problem

The owners bought a large Coquitlam lot in 2019 and carried the full mortgage alone. Under older zoning, adding more than one extra unit was difficult.

What we did

We ran a zoning review with the city, converted the basement into a legal suite, and built a detached garden home at the rear, each with its own meter and entrance.

The result

Three homes on one lot. The two rental units bring in about $5,000/mo combined, and the owners kept options for later changes under current local rules.
